Combined forces will equal a new real estate marketing superhero

Condos and Resorts is a web marketing website. Our intent is to build the best website to promote condos and resorts. We want to showcase the best new projects being planned and constructed. Since we are not realtors we can only pass the end user requests (leads) on to developers, brokers and agents. Our services are designed to make sales revenue from the marketing companies representing these properties. So, in essence we are a partner to the real estate sales industry.

As of today we have officially teamed up with Angela Treadway, co-owner of Privett and Associates realty. Angela is starting a marketing and advertising arm to her business . She wants to use CondosandResorts.com as her main website for marketing new projects as she provides consulting services to delelopers.

Condos and Resorts - positioning as the premier engine for New Resort Projects

I have been reviewing my position with my business partner Jan Chilton. We are analyzing the best way to position Condos and Resorts on the web. Jan made a very good suggestion we plan to implement.

The Suggestion:
Condos and Resorts is ranking well in Google and Msn. (We will get there in Yahoo! plans in progress). The challenge for all developers and realtors is creating leads. It is practically impossible to create a new website, get it ranked, and produce leads with the clock ticking for delivering sales. It takes anywhere from 2-6 months to make a website rank in the search engines to produce quality buyers. Sometimes it is longer depending on the term and the strength of the competition. Realtors and Developers have a very small window of opportunity when a New Resort project is launched to produce buyers with signed contracts. If the presales goals are not met they run the list of losing the investors and loans.

Our plan is to reduce the amount of time to create exposure for the new resort project. We already have an established condos and resorts engine, well ranked and providing decent traffic levels. To reduce the time we will take on a New Resort advertising project and build a new website as a subdirectory of CondosandResorts.com. The design for the project will have the look and feel of a new website but will get ranked for the project name and keywords much faster. With the right SEO it should get ranked in just a few weeks instead of months. By making the new project a part of CondosandResorts.com we reduce the costs associated with marketing the property. SEO will be much simpler because all the web marketing will be an established site and will not be run through all the checks, balances and time required to prove itself to the search engines.

We really expect this to be a successful venture for our network. As we build, CondosandResorts.com will become a greater influence on the web providing quality products and services.

New Myrtle Beach Website online

We are excited about a new website we are launching for H2O Realty owned and operated by Mike Benton of Myrtle Beach South Carolina. Mike and his team will be representing all types of Myrtle Beach real estate. He has been very instramental in the marketing and sales of several resort properties in Myrtle Beach and North Myrtle Beach.Tne new website is a great addition to the Condos and Resorts network. Mike will be representing several Myrtle Beach Resorts with new Condos for sale, preconstruction condos and condo conversions. We look forward to helping Mike in his success and to the projects he will be managing in the future.

New Advertising Rates

We will be revising our real estate advertsing rates this week. Advertisers will find the rates to be very cost effective.

Every company goes through the ups and the downs of pricing. Are we offering our product too cheaply are we too expensive. Where is the balance. We have spent six months with our products not priced right. I do not think it is to expensive but how the pricing was presented was incorrect. We were trying to get agents, brokers and developers to buy the advertising in 6 to 12 month periods. The base rate was $1200 per year. There are a lot of companies out there making big promises who can't deliver. We want our services to rise above this. We must prove that we can deliver real estate leads to these agents, brokers and developers. If we can't then we really don't have a good product or service.

As of this week we will be making our services available for $25 per month for a full page ad. The advertiser will also get a feature ad on the area page. There will also be upgrades available to enhance the advertising.

Here is a general layout of the adverting:

Emerald Point - Same Project Name - 2 different states

I met with a customer last week and was given the project for a new resort development on Smith Lake in Northern Alabama. The name of the project will be Emerald Point Resort.I also have a customer with Lakefront property on Cherokee Lake in eastern Tennessee. That project is called Emerald Pointe.

This could become very confusing very fast. Having two resort projects with same name will likely confuse the potential buyer. They will want to know if the project is in Alabama or Tennesse. I will likely be explaining this to consumers several times over the next few months.

I guess I should create a specific page and explain what is going on.

Real Estate Marketing Test - LOST AT SEA

We are currently running two marketing tests for a new condo project website.

In the first part of the test we make a new site but will not be making it a new stand-alone site that gets lost at sea we will be making it a subdomain of Condos and Resorts. We will handle the Search Marketing as we would any other website. After we have it spidered and listed we will 301redirect the actual domain to the subdomain so the domain can be placed in publications and advertising.

In the second part of the test we will be creating a full page-ad for the project on CondosandResorts.com. As we progess we will be comparing the results in the SE rankings. I am not sure exactly how this should be viewed but it will be a fun test.

Why do this? I am certain that I can rank a page of CondosandResorts.com faster than I can rank a new website. I am not certain how a subdomain will be treated by the SE's. Will they like it because it is part of the main domain, or will they treat it like any other new website, make it do all the same work?

Either way my customer will have the best of both worlds without having to be lost at sea as almost all new websites are in the beginning.

Lakefront propety advertising

Anyone who knows me knows that I do a lot of work for my sister in the Smokies. She has refocused her business and decided to primarily market lakefront property in east Tennessee. Well a few months back I purchased a new domain lakefrontproperty.cc wasn't sure exactly what I would do with it. I generated the home page with some keywords a few G-ads and slapped it up. Just trying to age the domain.

With my sister's focus on lakefront real estate I partially have a reason to put this thing to work. I am not sure yet whether it will be structured like condos and resorts but I do have some beginning direction.

Step 1) Make my sisters site rank for Tennessee Lakefront Property.
Step 2) Make Lakefrontproperty.cc rank for Lakefront Property U.S. wide.
Step 3) Use CondosandResorts.com to promote any lakefront Resorts.

From here we will offer advertising on Lakefront Property.cc. The structure will likely change several times as we become focused and see revenue generating potential.

There will be early bird adverting opportunities. I need lots of content.As with CondosandResorts.com the ad owner gets the leads for free.

Condos and Resort real estate customer changes

Sorry to everyone. I have not been writing very much in this blog over the last couple of months. I have been focusing my efforts on creating a new business plan for the search term condos for sale. We will be making several exciting announcements over the next few weeks.Here is a sneak peek.

1) We will be offering full page ads to qualified real estate professionals and developers either free or starting as low as $10 per month. This will put us in line with other marketing companies and be in the budget for the cost minded advertisers. Any leads produced will be forwarded to the owner of the ad.

2) We will be adding two subdomains to http://www.condosandresorts.com/.-The first one is another great free service. It will be a news addition that will allow real estate professionals and developers the opportunity to place news and announcements on here regarding their developments. The great thing is they can also have outbound links.- The second one is (drum roll please). We will be adding a rental section. We will advertise a resort property for free and provide bookings at a reasonable commission.Watch out for more condos blogging from me as we move forward. It will get cranked up and be a major part of our SEO in our network of partners.
